Planning to build a deck

A deck is a wonderful way to expand your outdoor living space for entertaining, dining, or simply relaxing. Before hiring a contractor or purchasing materials, remember that approval from the Montgomery Village Foundation Architectural Review Board (ARB) is required before construction begins.

Decks should be designed to complement the architecture of your home and the surrounding community. Material selections, colors, railings, stairs, and overall design are all reviewed as part of the approval process.

Note: Some Montgomery Village communities have pre-approved standard deck designs, materials, and/or color requirements established by their Homes Corporation. Homeowners are encouraged to verify these requirements in their community criteria before selecting materials or signing a contract, as deviations from the approved community standard may not be permitted.

What to Include with Your Application

Please submit the following:

• Completed and signed Property Improvement Request (PIR) application
• Property plat showing the proposed deck location
• Scaled drawing showing the deck dimensions and layout
• Elevation or section drawings indicating height, stairs, and railings
• Overall measurements (length, width, and height above grade)
• Photos or manufacturer specifications for the proposed decking, railing, and trim materials

Review Schedule

To be considered for the same week's ARB In-House review meeting, completed applications must be received no later than Tuesday at 5 p.m. (close of business).

Applications that include all required information are prepared in a review packet and presented during the Thursday In-House review meeting. Incomplete applications may be delayed until all requested information has been received. Submitting a complete application helps ensure a timely review and avoids unnecessary delays in your project.

Decision Notifications

Once the review has been completed, applicants can expect to receive an official decision via email between Friday and Monday. To avoid delays, please ensure your contact information is current and check your spam or junk folder if you do not see your decision in your inbox.
