Bloom Golf Course Land Development to start in May
Representatives of Green Bloom MV Development LLC, owner of the former Montgomery Village Golf Course property and affiliate of Monument Realty LLC, report that as of April 2020, the Site Plan Amendment has been approved and Record Plats for Areas 4 and 5 are expected to be recorded soon so that construction can commence. They also report that the project team is now days away from final permit approvals and is preparing to mobilize its construction team for a mid-May ground breaking.
Grading and earthwork will begin in early June. Residents can expect to see earth being moved in a large swath of the property bordering Montgomery Village Avenue over to Arrowhead Drive and then down to Stewartown Road. The construction zone borders a number of Patton Ridge subdivisions including Highfield, Greentee I and Fairway Islands. The first model home lots are expected to be delivered in Fall 2020 with model homes completed approximately 90 to 120 days later.
In April, Monument applied for a Site Plan Amendment approval for Area 3B. This area includes the new MVF Central Park and associated open space, along with the single-family homes. That phase of development is currently projected to break ground by the end of the year, with the park and homes delivered by Summer 2021.
Progress is also being made with the stream restoration effort that will enhance the park and open space area, while improving the health of the stream valley. Monument is still working with RES, a national ecosystem restoration and water resource expert, to bring the stream restoration goals to fruition. In late 2019, RES secured funding through the Maryland State Highway Administration (SHA) for the project. While timing for this effort will ultimately be depending on SHA’s schedules related to its own road and highway construction, design and permitting for the stream restoration is expected to continue through 2021 to enable the stream restoration work to be completed in 2022.
In the meantime, some afforestation will take place in the stream valley park in advance of the stream restoration effort. By the end of the project, over 2,800 new trees (and additional shrubs and plantings) will have been added to the stream valley park.
