Community criteria and roof updates – Stedwick and Patton Ridge

The Montgomery Village Foundation (MVF) Board approved recent criteria changes within Stedwick and Patton Ridge, which include the addition of front doors, sidelights, patio doors and garage doors with specific standards in select communities. These updates also provide additional options for mansard roofs in certain communities to support an updated, low-maintenance appearance while allowing for the use of pre-finished materials that complement the established color schemes. Further flexibility has been incorporated through expanded options for pre-finished siding and trim materials.

The revisions to the roof criteria in Stedwick (Clusters I, II and III) and Patton Ridge (Highfield and Partridge Place) allow for the use of an alternative roofing material while maintaining the architectural character of the community.

The approved material is a synthetic cedar shake product by Brava Roof Tile in the colors “Natural Cedar” or “Lake Forest,” which may be used only in place of the original natural wood cedar shake. The mansard roof profile must remain consistent with the existing design, and all materials must maintain a natural wood appearance.

In addition, only clear preservatives may be applied to natural wood cedar shakes and painted or solid color finishes are not permitted. All installations must comply with the approved design intent and remain consistent with the overall architectural character.
