Are you making additions to your yard this summer?
One of the features of living in Montgomery Village, a planned community, is that there are architectural standards that all residents are required to follow with regard to the outside of their homes. These standards ensure our community remains beautiful and protects property values. Among the modifications that need advanced approval are objects placed on a permanent basis and equipment installations in both the front and rear yards. Approvals for installations in front or back yards are approached on an individual basis by the Architectural Review Board (ARB), but there are Village-wide criteria that homeowners should consult. Security Devices
The addition of security lights, cameras and doorbell cameras are a common modification being made to homes throughout Montgomery Village. Security devices should be placed in discrete or corner locations to ensure that they do not become prominent architectural features. Any security device desired on the home will require an application, including replacing a decorative fixture on the rear of the home, unless the device is installed under a roof eave, on the corner of a fascia or rake board, or underneath a recessed area such as under a soffit, vestibule or elevated deck.
Cabanas, Gazebos and Freestanding Shade Structures
Cabanas and other freestanding shade structures also require ARB approval. Their approval will depend on the type of house and the impact the structure will have on the neighbors. Cabanas and gazebos are approved only in rear yards, should be a neutral color and should be sturdy in appearance. Freestanding shade structures, if approved, are only allowed on a seasonal basis, from April through October.
Hot tubs
Hot tubs or spas will be considered by the ARB when located in the rear yard or in an enclosed area. Screening will be required depending on the location of the hot tub or spa and may include evergreens, privacy fencing or a combination of both. Where there is an elevated deck, the tub or spa recessed into the deck or placed under the deck is preferred. Homeowners should also note that within townhouse communities, hot tubs or spas will be approved only if the yard is completely fenced.
